Complete Wood Window Repair and Glass Replacement Services in Evanston, IL

Window Sill Repair and Replacement

Window sills can deteriorate when water remains on the surface or enters through an open joint. On historic properties and modern residences in Evanston, Arax examines chipped wood and water intrusion at the sill, checks the surrounding frame, and repairs the usable wood or replaces the sill when the damage is too extensive.

Window Sash Repair and Replacement

If a window binds, leaves a draft, or no longer sits squarely in its opening, the sash may be damaged or out of alignment. We inspect sash joints, rails, and related hardware on Evanston windows and repair or replace the sash as its condition requires.

Foggy Window Repair

If wiping the glass does nothing to remove the haze, the moisture may be inside the sealed unit. Arax checks the condition of the glazing and may use defogging methods when appropriate; otherwise, we can replace the failed insulated unit. The repair is planned around the type of opening, whether it is in older houses, multi-unit buildings, and storefronts.

Broken Glass Window Repair

Broken window glass leaves sharp edges and can make the opening difficult to secure. Arax clears the damaged glass, examines the sash and surrounding frame, then installs an appropriate replacement pane. Our assessment in Evanston takes the window construction and the condition of nearby parts into account.

Window Balance Repair

A sticking double-hung window is not always caused by paint or a warped frame. Our inspection includes the balances and sash movement, followed by repair of the faulty component where practical. That distinction matters for older houses, multi-unit buildings, and storefronts, where the installation and hardware can vary from one opening to another. This is especially useful where older houses, multi-unit buildings, and storefronts have different window and door designs.

Casement Window Crank Repair

A stripped crank or jammed casement can leave a window partly open. We examine the operating mechanism alongside the hinges and locking points, then replace or adjust the failed hardware. With wood sash and apartment window glass, we look for the specific failed part before deciding what to change.

Window Hardware Repair

Window hardware sometimes breaks before the frame or glass shows any problem. We service hinges, locking parts, handles, and operators and correct alignment issues that prevent them from working properly. For Evanston properties, we examine the condition of the existing wood sash and apartment window glass before suggesting unnecessary replacement.

Window Screen Repair & Replacement

Rips in the mesh let insects inside, while bent frames can leave gaps around the screen. Arax rescreens usable frames and replaces damaged or missing screens to match the window opening. The repair is planned around the type of opening, whether it is in older houses, multi-unit buildings, and storefronts.

Patio Door Repair

Sticking and drafty patio doors do not always need replacement. Our repair work may include hardware adjustments, roller replacement, track service, seals, or a new glass unit. Our assessment in Evanston takes the window construction and the condition of nearby parts into account. This is especially useful where older houses, multi-unit buildings, and storefronts have different window and door designs.

Sliding Glass Door Repair

Grinding noises and uneven sliding often start at the track or wheel assemblies. Arax checks the moving panel and frame, then repairs rollers, tracking, seals, hardware, or glass as needed. That distinction matters for older houses, multi-unit buildings, and storefronts, where the installation and hardware can vary from one opening to another.

Skylight Repair

Skylight leaks can originate around the frame or flashing rather than through the glass. We examine the entire opening and address repairable joints, seals, flashing details, or damaged glazing. With wood sash and apartment window glass, we look for the specific failed part before deciding what to change.

Storefront and Commercial Glass Repair

Commercial properties need windows and doors that are safe and functional. Arax replaces storefront and office glass, addresses failed insulated units, and services frames, door hardware, and operating parts while retaining usable framing when possible. For Evanston properties, we examine the condition of the existing wood sash and apartment window glass before suggesting unnecessary replacement. We assess each opening rather than assume the same parts fit every window in Evanston.
